Patterson Crossing Petition

All petitions will be presented to the Patterson Planning Board at the public hearing on January 31, 2005.

PATTERSON CROSSING RETAIL CENTER

Some important facts regarding the proposed Patterson Crossing Retail Center:

  • Location - located at the junction of Route 311 and I-84, one exit west of the Home Depot/Kohl’s center, an excellent highly accessible retail location.

  • Land -90 Acres fronting I-84 and Route 311, (73 acres in Patterson, NY and 17 acres in Kent, NY) the site is zoned for a retail shopping center. 

  • Anchor Stores - commitments have been received from Costco Wholesale Warehouse (America’s #1 wholesale warehouse) and Lowe’s Home Improvement Center (a high quality consumer friendly home improvement center). 

  • Junior Anchor Stores - could include a home furnishings store, an electronics audio visual store, woman’s clothing, men’s clothing, sporting goods store, restaurant and cafe.

  • Shopping Center Description

    • Approximately 30 acres of rooftop and parking lot areas
    • 30 acres of landscaped areas including ponds
    • 30 acres of conservation area (relatively flat)
    • Total: 90 acres

This retail center will be beautifully landscaped.  Between 750 and 1,000 trees will be planted as part of the landscape design.  The landscape plan will include the installation of over 100 landscaped islands.

  • Lighting - will be a softer more sophisticated lighting plan which minimizes excess lightning.

  • Environmental - The center will include many state of the art environmental techniques including using the roof water from Costco and Lowes to supply the Center’s irrigation system.  The Center will not have any negative affect on water quality including Lake Carmel.  Most of the runoff from this center will not drain to Lake Carmel.

  • Benefits:
    • Convenience-no longer will Putnam residents have to drive many miles wasting time and gasoline shopping for their everyday household necessities in Connecticut, Westchester and Dutchess.

    • Jobs - this $100,000,000.00 center will create hundreds of construction jobs which will be a boom to the local economy.  Much of the $100,000,000.00 will be spent regionally acquiring building products and the labor to construct the center.

    • Permanent Jobs - the center will employ approximately 500 people, creating employment opportunities for all people including young people and seniors.

    • Taxes, taxes, taxes - this center will provide millions of dollars in taxes every year for the County, Towns and Carmel School Dist.

Approximately $1,000,000.00 per year in Real Estate Taxes of this total  $750,000.00 per year to the Carmel School Dist.

Millions of dollars each year will be generated in Sales Tax revenue which will benefit all the residents of Putnam County.   


I, the undersigned hereby support the proposed building of "Patterson Crossing." I feel that a development of this type in our community will be beneficial to the residents of the town along with the revenue which would be generated by such a shopping center. We can NOT let an opportunity like this pass us by. We NEED this center in order for Patterson to be competitive in the market place for housing, schools, and business.
